Understanding the Contract
Once you have decided on the Agent to list with, you will be required to sign a listing Agreement which outlines all details of the proposed sale.
Listing price – This may be a fixed price or price range
Listing period – This is determined by the vendor; we recommend (90) ninety days.
Fees – Agents fees are not regulated, therefore each agent feed can change. You should make sure that you ask what you are getting for the fee and make sure you understand before signing.
Method of Sale
The method of sale will be discussed between you and the agent before the listing – what is right for you in the time frame that you have to sell. There are three types of sale:
- Exclusive Listing – which means only one agency can list your property
- Open Listing– Where multiple agents can market to get your results
- Auction – a four week marketing package which gives you a certain day for sale.
